RCC Residential Building Brief Specifications

Brief Specifications:

1.     Plastered brickwork as per plan with lintels and sunshades using box chamber bricks

2.       Room height 10’0” finish to finish

3.       Open excavation footings (based on soil test) upto 5'0" from existing ground level

4.       RCC structure designed as per Indian Standard with M20 concrete and Fe415/500 steel

5.       Cement – Penna/Coromondal/Ramco; Steel – Vicky/Suryadev/Sujana/ARS

6.       Basement height 2’6” with brickwork

7.       Basement fill using good quality earth and quarry dust levelling, PCC blinding, cement finish

8.   Two coat putty, two primer and two coats ordinary emulsion paint on internal walls; one primer and two OBD on ceiling; one primer and two external emulsion on external surfaces

9.   Tiles for floor area – Vitrified tiles basic price Rs. 42/-; Toilets and kitchen tiles (7’0” Dado) – Ceramic tiles basic price Rs. 25/-

10.   Carpentry work with front teak wood door, flush/moulded doors for internal, toilet doors PVC, glazed country-wood windows

11.   Plumbing lines UPVC/CPVC. [One toilet for 400 sft]. Plumbing fixtures (washbasins, water closets etc) excluded

12.   Electrical wires FRLC Finolex, Switches Anchor, Distribution board, switch boards included. Electrical fittings (lights, fans, generators, motors etc excluded)

Approximate rate per sft for above specifications for building size 25,000 sft : Rs. 1260/- for floor area; Rs. 900/- for stilt area
Approximate rate per sft for above specifications for building size 6,000 sft : Rs. 1400/- for floor area; Rs. 990/- for stilt area

[Exclusive of taxes]

Change of specifications:
1.       Designed for additional floor (add Rs. 70/-)

2.       Increase/decrease room height (add/deduct Rs. 50/- per feet)

3.       Steel from SAIL, Tata or Vizag (add Rs. 40/-)

4.       Wire-cut bricks (add Rs. 25/-)

5.       Pile foundations / deeper foundation depends on soil test


Items not in scope:

1.       Power and water at site

2.       Approval and public expenses

3.       External land-fill, sump, septic tank, weathering course

4.       Compound walls, gates, internal roads

5.       Electrical and plumbing fitings

6.       Air handling, MEP, HVAC and all other service installations

7.       All process installations for industries

8.       External elevation works

Terms of payment:


All periodic stages 67% against materials purchased on bill, 33% on labour and other items.
